Terms & Conditions

These Terms and Conditions (“Terms”) govern all reservations and stays at Breezy's Lake Lodge, Vermilion Bay, Eagle Lake, Ontario.

1. Booking & Payment

​

• A deposit of 50% is required to secure a reservation.

• Full payment is due 14 days before arrival.

• Guests must be 25+ to book.

2. Check-In & Check-Out

​

• Check-in: 12pm

• Check-out: 12pm

• Early arrival or late checkout requires approval.

3. Maximum Occupancy

​

Maximum occupancy is 8 guests unless otherwise agreed.

4. House Rules

​

• No smoking inside the cottage.

• No pets allowed

• Quiet hours 10pm–8am

• Fire pit use only when permitted and in accordance with local fire restrictions.

• Clean fish outdoors only.

5. Watercraft & Equipment

​

Use of any provided equipment (canoe, kayak, boat, paddleboard, life jackets, etc.) is at the Guest’s own risk and covered under the Liability Waiver.

6. Damage & Security Deposit

​

• A security/damages deposit of $500 is required.

• Guests are responsible for all damages beyond normal wear and tear.

• Costs will be deducted from the deposit or billed directly.

7. Cleaning Requirements

Guests must:

• Remove all garbage

• Wash dishes

• Leave the cottage tidy
  If excessive cleaning is required, additional charges may apply.

8. Illegal Activity

Any illegal activity results in immediate eviction without refund.

9. Force Majeure

We are not liable for cancellations or interruptions caused by events beyond our control (storms, fires, power outages, emergencies, etc.).

10. Agreement

By booking, Guests agree to abide by these Terms.
